Hi there. I'm Joshua Kahr. I understand the challenges commercial real estate professionals face when underwriting loans. I created this template to help you streamline your processes and make informed decisions with ease. I started as an acqusitions analyst at a well known REIT, switched over to the other side of the transaction to work in investment sales, and eventually went out on my own after losing my job in the wake of 9/11. Over the last 20 years, I've provided financial modeling services for hire to a range of clients including REITs, real estate private equity firms, and traditional owner/operators. At this point in my career, I've built a financial model for almost everything that can be modeled - hotels in Mexico, ground up condos in Dallas, office repositoning in Chicago, etc. If there's cash flow and it's real estate, I have a spreadsheet for it. I also love to teach. I discovered this thanks to a former boss of mine who hired me to teach a non-credit class on financial modeling to a bunch of grad students. Apparently, he saw that I was not only somewhere who enjoyed financial modeling, but I also enjoyed connecting with people. This eventually led to me serving as an adjunct professor for multiple universities (Columbia, Georgetown, Northwestern, and others) where I've taught real estate finance and real estate capital markets for a little over 20 years. In the long run, I'd like to continue to grow my personal real estate portfolio and spread my knowledge as far as possible. It's a big world, and people need high quality financial models and educational products. The old cliche is true: Love what you do and you'll never work a day in your life.
